These ranges are based on professional preparation and a high-quality decorative finish. Costs vary depending on surface condition, repairs, woodwork, access, materials and the level of finish required.
Practical Finish Option
For clients who prioritise durability and value over extensive cosmetic preparation, we can also offer a more practical specification where suitable.
This option still includes appropriate preparation and professional materials to achieve a clean, durable finish, but reduces time spent on extensive sanding, minor surface correction and fine-detail preparation where these are not essential to the performance of the coating.
It is suited to properties where the priority is refreshing and protecting the surfaces rather than achieving the fully refined, extensively prepared finish represented by the guide prices above.
We will always explain the difference in specification before work begins so you can choose the level of finish that best suits the property and budget.
What Affects the Price?
The amount of preparation and labour required can vary significantly between apparently similar properties. We price each project around the work actually required to achieve the agreed finish.
Main factors include:
Surface condition — cracks, damaged plaster, failed coatings and previous poor repairs can require additional preparation.
Size & access — room size, ceiling height, stairwells and restricted access affect programme and labour.
Woodwork & detailing — doors, frames, skirting, mouldings and detailed joinery increase preparation and finishing time.
Existing coatings — older oil-based paints, stains and difficult substrates may require specialist primers or preparation systems.
Finish specification — premium coatings, spray finishes, wallpaper and specialist decorative work can require different processes.
Occupied properties — additional protection, moving between working areas and phased completion can affect productivity.
Repairs required — plaster repairs, timber repairs, water damage and surface defects can increase the scope before decorating begins.
